Abstract

The Main objective of this study is to clarify the effect  of the  social, economical and Phisycral Legislations  factors on  changing the Single Family housing pattern of  the city of Al-Swouira, which is no longer maintains the  impression of its residential units on the first , It has been noticed that the attached pattern has changed to semi attached ,  and the  semi attached to attached  and the attached to more than one due to the  processes of separation , splitting and building of small houses .  
The study concentrates on defining and analysis of the changes of the pattern of the houses, and it has been found that 50 % of  the different pattern of housing  units of  the city has encountered changes due to disability of the housing market in the places of infill policy on Expansion  , the majourity of these changes were due to the need to meet the growth in the population or for investment , the law of lands division and the splitting the housing units have its contribution in the increasing effect of this phenomena which has its effect on the increasing sub divided of  housing stock .  
Astratified random  sample  has been taken  according to the sorts of housing  in the city , and the results of the site study show a decrease in the plot area of houses due to the proceses of splitting , deviding and additional buildings in all kinds of housing units in the city which results in the discontent of the residents of the mother housing units and it dismissed an important amount of the dominaut style

of the housing units of the city , It has been noticed that the average areas of gardens in the houses has been decreased and disapead in the attached houses , and the lack and  decline in the garage area of the changing housing , and increase the FAR , low recoil ,and increased percentage of  covered areas ,  has led to a decline in all axes included in the study which explaine the freedom of movement in the spaces of the housing units after changes  ,  lack of privacy and increase in noise and decrease in the areas of  garage and gardens . 
The study has reached aset of conclusions and recommendations related the aim of the research.
